I am searching in Richardson's telecom area and $2,000-3,000 can get a pretty decent house.

I've found, just like with most real estate, that 2200 in the neighborhoods we've looked in doesn't get very much. In parts of Richardson, Plano, etc it can get us a 4 bedroom house built in the 90's, but that is nothing we would be interested in. We're looking for something older with more character within the loop. I didn't know if there were any pockets we should concentrate on that may not have many listings online.

We don't have any 4 bed house of 90's in 75093 for $2200, average rent for this area is $3500 & goes up to $10,000.

Lake Highlands tends to have larger homes, though many may be post 1970. Looking on Zillow I see only 3 that fit your bill west of the lake, and just 1 east of it. Dozens north of the lake though.

Thats why I said Plano and not west plano specifically.

We're not a fan of 80's or 70's houses either which fall into the sub 2200 category in that zip.

But just so you know, here's a 90's 4 bed house for ya!

That's not this area's average 4000 sq ft on .25 acre lot SFA, its a 1800 sq ft duplex on a tiny .08 acre lot, by the way OP is looking for a historic urban property.

Good luck with that; most houses get torn down before they have a chance to become historic.

My neighborhood of Richardson probably has the mid-century historical that would appeal, but not the size. In any event, most of the properties that go up for rent here just have a sign plunked down in the front yard with a phone number. I would suggest you pick the areas you are interested in and drive up and down the streets looking for "For Rent" signs. Have your cell phone handy to call immediately if you see something that looks interesting to set up an appointment to see it. When I was looking for rental a few years ago, the Lakewood/M Street rentals almost always were offered that way (as well as south Highland Park and North Oaklawn, although those probably won't be big enough for you). Farmers Branch is a little outside your area and I wouldn't recommend buying there, but for rental you might try driving around the Brookhaven Country Club area, as well as the areas in Dallas west of the tollway, east of Marsh and north of Northwest Highway. You'll have to do your due diligence on the neighborhood, though. Lots of people think it gets sketchy the farther west you go from the Tollway. Tolerances vary though.
