To those who know the Lakewood area, anyone familiar with the street "Lake Circle". I am researching Lakewood and trying to get familiar with various areas to get ready to purchase a home in the future. Any insight would be appreciated.

Nice street, good area - anything south of Mockingbird and north of Gaston is extra desirable as that is what is considered "Lakewood proper".

What specifically do you want to know about it?

I saw a home for sale on that street that has been on the market for over 115 days so was curious as to what could be the reason for that.

There are three houses for sale on Lake Circle:
- one is pending (6722)
- one is a nice listing just very pricey for Lakewood--> 6553....it will eventually sell but it is going to take longer than average to sell a $1M+ house. Average sales price year-to-date is around $700k with 45 days to sell so a home almost 2X as expensive is going to take 2X or longer to sell (unless it's a really special historic home of something of unique quality in lot placement or architecture).
- one's listing agent is also the owner (6531). It's kind of an ugly "builder basic " type spec home that isn't aging well despite being built in 2005. Agent/owner is obviously delusional as to what the property is worth because it's been on & off sale since 2012.

I live a block away from Lake Circle. It is a very nice street indeed, a mix of very nice teardown/rebuilds, renovated classic ranch homes, and a few older duplexes on the southern side of the street. The south side of the street is also backed by a creek which could be a positive or a negative depending on what you're looking for. If you have young kids, that might be a risk/danger, but I personally like the privacy and natural beauty. On the west end of Lake Circle is Abrams Rd, which is a very busy road. I would not want to live close to Abrams on that block. On the Eastern end is Lakewood elementary. There could be some noise/traffic associated with the school if you lived on that block right next to the school. We like the proximity of being able to walk to the school (which includes a nice playground and field for weekends/after school). Also, there is another school (Lakehill Prep) one block South of Lake Circle bordered by Blanch Circle, Westlake and Hillside. This could be another source of traffic/noise for some, though we don't notice anything to be honest. Overall, I think this is a highly desirable area of Lakewood to buy in due to the proximity to Lakewood Elementary, relatively easy in/out access via Abrams, numerous mature trees, natural beauty, and high percentage of teardown/rebuilds (due to desirability of the area) which will keep property values high. The only reason 6553 has been on the market 118 days is due to price, as TC80 said. There's just a smaller number of buyers for $1.2M houses in Lakewood. Also, at $262/sq ft, it is is priced a little high for Lakewood. Generally you will find most listings in the $215-235/sq ft range depending on the level of finish out. The creek side backs up to the original Stanley Marcus estate... as kids we loved playing in that creek. Now it's officially sanctioned by the Lakewood Elementary Outdoor Learning Area (LOLA). It doesn't extend behind the houses...

Unfortunately, Lakewood is just north of our budget which is why I've been mainly looking in Lakewood Heights. I recently saw the 2 creeks in the Lakewood neighborhood on the map and they look great. I like the idea of them.

Are there downsides to having the creek run through / next to your backyard? Are they breeding grounds for mosquitos? Are you able to kayak or canoe around in them? One of the pictures I saw on a houses' pictures showed a paddleboard / kayak on the "deck" of their property.

There are some areas that more or less have ponds backing up to the property. For the most part, creeks are not navigable - we live near one in Casa Linda Forest and often it's shallow enough to wade in - although I never would as I've seen cottonmouths and alligator snapping turtles in there.
