My husband and I will be relocating from Scottsdale AZ to the DFW area. He will be working near the Dallas Galleria (far north Dallas???). We are in our early 50s and are basically homebodies who prefer a quiet neighborhood. Our budget is up to $600k and ideally would like to be within 25 miles of the Galleria area. I have a horse and will likely be boarding north in Flower Mound or Aubrey so town or area recommendations north of the Galleria would also be really helpful. Would Colleyville be a good fit? Thanks very much!!

How often will you ride? If you're not riding daily, I'd look close to the Galleria. Northwest Dallas (75229, 75244) has many great neighborhoods where you'd be able to have a .3-.4 acre lot. Or you might like the Far North Dallas or Richardson neighborhoods to the northeast of the Galleria. Either of those locations have a lot of empty nester appeal (neighborhoods where it's a mix of families, empty nesters, elderly original owners, and some young professionals) and would keep your commute to <15 minutes.

If you want to live closer to where your horses will be, prepare for very long commutes for your husband. Flower Mound to the Galleria is a 30 minute drive at midnight with no traffic. It's going to be an hour or more each way. The other places you mentioned are even further. A compromise might be Las Colinas, which has a lot of empty nesters and several gated neighborhoods. Las Colinas would put both of you about 35-45 minutes away from work and horses, respectively.

I live in Wylie and commute daily to the "high 5" just a tad further southeast of the Galleria. Usually takes me 30 minutes unless I travel at prime rush hour (4:30 pm - 6:30 pm) in which case it can easily take an hour to get home. Love the area, albeit it it's a drive to go out to dinner or other evening attractions (even getting to Plano is 20 - 30 minutes) but otherwise we are happy with the area (both in our late 50s). Why not Lake Highlands? I can think of four stables along White Rock Creek north of the lake, and some lots are large enough for a private stable.

Several options. Lucas (north and east of Plano) still has some areas that allow horses. It's about 18 miles from Galleria but about 30-45 min drive. Boarding? Not far from north Dallas there are boarding areas for horses (look in Aubrey and around). This would allow you a quick drive to the horse but live near the area to avoid nasty commutes. I have seen horses in Colleyville but personally find it too far to commute.

Meanwhile, Lake Highlands is 5 or 6 miles away and a 15-20 minute drive. And there are actually places you'll want to ride.

What kind of riding do you do? Trails? Hunter/jumper? Dressage? Western? Do you want an in-house trainer? You need to find a barn that focuses on your discipline so you can actually do it at your barn. The biggest question: how much a month are you willing to pay for board? Those few barns in Lake Highlands aren't cheap, and I bet they have a waiting list. The FloMo/Argyle area will have a lot more options just due to space, and the big shows are mostly held up in that area, too.

Coppell, Las Colinas area of Irving or maybe Flower Mound. In Las Colinas you have La Villita or Hackberry Creek. Coppell would be good but housing can be in very short supply. If you want to be closer to the stables - Flower mound or Lantana but this would also add to your commute.

Colleyville is Ok but getting around the airport can be a struggle at times due to traffic.
