A BIG consideration is whether or not you need internet for your work. Even established neighborhoods can have issues with service. Check out what is available to you and the reliability of it.

Remember also if thinking satellite, the weather can be a factor as well.

What kind of services you have leading to and on the property can be complicated if you don't have experience with septic and the like, not to mention roads.

Agree with the other comments, but I live in a newer, but now established neighborhood, ane the biggeust complaint right now for at home workers, is the internet.

We also looked at modular homes about 4 years ago. Texas is way behind on this. There are a few modular home builders, but most lenders and developers don't distinguish between modular and manufactured (trailers), even though there is a huge difference. Even if you get past that and can pay for it, finding land to put it on was basically impossible and many cities didn't allow them, again confusing manufactured and modular. If you want to be the one to fight that battle of changing the perception and laws, you're a better person than I when it comes to how much time I was willing to spend on getting a home. And several years later, I'm glad we didn't buy one, even though I still think the concept is amazing. Too many misconceptions and I wouldn't want to resell it. Even if I'm planning to stay somewhere a long time, resale is always in the back of my mind because, life.
Yes, we have restrictions and why I suggested OP look into Oak Point smaller lots (.5 acres or less) as the size restrictions for homes are less.
