I think lisasurf is getting some good info. as her answers have proven. Clearly, some folks need to take it easy on this forum regarding where to live. If she's looking at the Fair Park area, then we need to worry.

I really appreciated the input from everyone here and really it is nice to be able to gather all the info before I made decision.

house hunting in Dallas is hard, you seem to have sooo many options but then each option has its own disadvantages... I wish I had tons of money and lived in park city, hehe....

come back to reality, here are three (!!) areas I am interested

1. M-street/ lakewood/ lake highland closer to work, nice neighborhood but older house and only elementry schools are good ( OK, for a woman who does not have a kid right now, this maybe good enough)...

2. north dallas (inside LBJ, east of tollway or very close to west tollway) newer houses, Plano ISD, shopping centers but loooong commute

3. coppell, newer houses, nice ISD, further away from work but I-35 seems to be much better than tollway and I-75 but I heard it is a boring place to live.....

sigh........ anyone here as indecisive as me?

Those sound great!
I know that another poster on here, Lakewooder, can help you with your first request. He's very informative on that area of town and would enjoy assisting you. Coppell is a good place to live and raise a family. Just remember to stay in east Coppell because the D/FW Airport flight pattern goes directly over parts of west Coppell. You can't go wrong with north Dallas either!

Hi, I'm relocating soon to the area from Northern VA...I have been looking in your area for about a year now..loved the houses in your neighborhood...how is the commute time from there to Irving, TX? My realtor said I would be going against traffic using 190 (GWBush Tollway) both ways...is that correct>

The GBT gets really bad going east from the moment it arrives at the split with 35E with the Tollway during rush hour. You have to learn the back roads such as may be taking Sandy Lake Road, or exiting Rosemead and cut through the roads there. Otherwise, the flow at the bush and tollway is verrry slow until about 6:45pm... In inclement weather, sometimes it's longer.

Lisa, I'm not trying to be a smart alek, but did you mistype something here? I know that portions of Dallas are served by the Plano ISD, but I didn't think anything inside LBJ would be zoned to PISD. My understanding is that Plano ISD's boundary is the Dallas County Line, so if you go inside LBJ, you are going to be a few miles short of PISD.

Inside LBJ is North Dallas and outside is Far North Dallas. Then from there you have to go up to the Collin County line to get to Plano ISD. I know just north of Frankford is for sure in Collin County and Plano schools. I think there are also some south of there but I don't know exactly where the line is. Just go to one of the realtor websites and type in Dallas and Plano schools.

Thanks for the info...your traffic is no where near this mess in the DC area...here's a picture of the Beltway from Tysons Corner going towards Richmond 5:00 pm rush hour today...took me 1 hour to go 8 miles

Life in Dallas, Texas (75287 & 75252)- THEY'RE GREAT!!!

I lived most of my life in Marin and Sonoma Counties in Northern California, but moved to the Dallas Fort Worth area in Texas in May 2006. I lived in Fairfield CA for the last 3 years in CA, which led me to the decision to look for a great place to live. I was looking for a lot of qualities: Low home prices, decent weather, good people, good job opportunities, great churches, and somewhere with a lot of lakes around. I wanted low crime also, and I have found a lot of areas here that I am happy with as well, including the 75287, 75252 and 75248 zip codes...

I am very happy with my decision to move here, and love it here!!!

I am not saying there is crime here, or no crime here, as a Real Estate Agent I am not allowed to comment exactly on this I am told, but you should check with the police departments to find out any cities' crime info. I live and work in North Dallas, in the 75252 zip code, just next to the 75287 zip code... I love both of these areas, which are in Collin County, within the Plano ISD... I spend a lot of time in the 75248, and frankly I really like mine (75252 a little more), as well as the 75287 where I lived for about 6 months. Moderator cut: advertising
