Most of these out of state cash buyers are doing the same things that they did in their state(CA)
and now are running away from the mess and bringing it all here.

If you are waiting for homes to hit Zillow, you are too late. As is the case in most listings lately, this home was listed, multiple offers and under contract within 2 days.
I have a an older home ('84) that is on the smaller end (1750) and will be looking to sell it to fund the down payment on a new build in Celina that is larger (2250).

I honestly can't tell if the new home is a good or bad price, or what the value of my current home is.

I have a pre-existing relationship with a realtor, but essentially found the build in Celina by randomly walking in and talking to a sales consultant and finding out they had 5 homes left and nobody on the waitlist.

The fact that played out that way makes me think something is wrong / I'm missing something, because everywhere else I went was sold out 8 months into the future, yet somehow this location had 5 available?

I wish it was easier to tell what prices are, but such is life.

Unless they like country life or aren't concerned about things such as diversity or amenities, no one wants to live way out in Celina.

It's an option of last resort for those who still want to call DFW home and own an affordable home.

A) nobody wants to live there, so nothing is selling,
B) everybody wants to live there, so everything in selling.

Name the subdivision. Most homes are having no trouble selling in Celina. There's probably a good reason why those 5 aren't selling, undesirable location or lot, etc, for the price.

You mentioned everything is sold except the last 5, right ? Did you see any progress on the other 4 since you put down your offer on one of them.

Sometimes, its also due to the builder, if they do not have good enough reputation.

Thats just because people base their opinions on someone else's opinions and no one really does proper research.
