I may move to Dallas for work (Irving to be exact). Looking for great public schools. I have a budget 750k (don't want townhouse and anything with HOA). I don't need fancy house, just something OK

I saw some great public school in University park but they are so so expensive. What are my options? In where I live right now the high school ranks top 500 in US so I am looking for something similar as well.

Tons of options, but depending on where your work location is in Irving, places like Coppell and Grapevine would likely be a good fit.

Look in Grapevine, Colleyville, and the northern half of Euless. All three of these cities share a school district that is very well-regarded. https://www.gcisd.net/ There will be very nice homes in your price range, and your commute to Irving will be fairly short.

University Park is out of your price range.

Problem is just about every home built in the last 30 years has an HOA. Some are very minor.
Saying no HOA, you eliminate a lot of good homes in a market with very few homes on the market to start with.

Don't do it. And BTW, HOA's protect your home values. I rather have one than not in most cases.
Lot of highly educated people around here have no clue how to take care of a yard or a home.

Most neighborhoods in Grapevine do NOT have an HOA.

In the $650K to $750K price range, you are likely to encounter many HOA governed properties. I agree with Rakin, you may not want to exclude ALL homes with ANY type of HOA right out of the gate -- doing so will limit your options. Instead, I suggest to look for houses and areas that are most of interest to you, and if an HOA is involved, do your due diligence to learn the specific restrictions and the type of neighbors and HOA involved. There are different levels and sizes of HOA, and some may be acceptable to you, whereas others may not. I am in Grapevine, with an HOA, and it is a benefit in my view. We have a small community with beautiful homes and good neighbors in an incredible location near Oak Grove Park. Speaking of locations, I second ChristieP and suggest checking Colleyville, Grapevine, and also Las Colinas. You will likely find a no HOA home if that is really a deal breaker, but I would keep an open mind and decide after looking. Good luck in your search!

I should have mentioned that I am not as sure about strength of schools for Las Colinas, but have read good things, so it is worth investigating. Some very nice homes within your budget in that area. Another option for you to consider might be Coppell, as that community also is known for strong academics, with homes that fit your budget.

There are a lot of options like Coppell, Flower Mound, Grapevine, Colleyville, Keller, Lantana, Castle Hills but 80% of these will have HOA's.

Even in Las Colinas (Irving) there are options.

But there are very limited supply of homes in all of these communities.
