Anyone here live or toured the Del Webb communities in Little Elm or McKinney...? What impression of the communities? Any idea what HOA fees are?

You can judge the houses yourself, but if you are going by location, I would consider Trinity Falls the better option without hesitation. To put a 55+ community with 380 as its main access point is elder abuse in my opinion.

There are two entrances to Union Park, but the other one is a small FM-looking road that will probably be widened sooner rather than later. But it's easy to jump on Fishtrap as an alternative to 380 (like to DNT) and it isn't too bad to cross over 380 to go south. I do agree that travelling east/west on 380 should be avoided at all costs, but there are a ton of amenities in north Frisco and Prosper.

True, but 380 still generates a lot of noise and unsightliness that is a little too close for comfort. That whole area north of 380 around Aubrey/Cross Roads is an eyesore.

It is true also that Trinity Falls is quite a ways out there and not close to anything. It's not even in city limits, but then I don't think Union Park is either. I could be wrong on that.

If it's in your budget, you could check out Frisco Lakes. It's not new construction, but the houses are still relatively new, and you will benefit from a lower property tax rate.
