I’m new to the Dallas area and I found a few homes near Fairview Town Center and Stacy Road with Village of Allen etc. Is this a good area for 400-500k budget? It seems close to things and middle class. Thanks

Yes, that's a perfectly fine area; however US75 and Stacy Road can get backed up with traffic turning to the outlet mall on the west side. If you take the back route via Exchange and past Allen High School Stadium you can dodge the traffic.

Lost Creek was built in the early 2000s with the expansion of master-planned communities that came with the development wave in NE Allen at that time.

Can you believe new homes in this neighborhood started from the 140s when it was first built! None of the shopping on that side of Stacy was built.

It’s a safe area directly bordering Fairview to the North and very easy access to Curtis.

I am picky about builders and quality. Lost was developed by Centex, so most of the homes are very entry level finishes and not the best quality. That said, some of the owners have now done their own upgrades, and if you personally like the houses and don’t mind Centex, you’ll be fine.

I knew quite a few people who purchased up there - IMO the quality for the price then was really good - they have generally high ceilings, decent sized backyards, large living areas, decent enough flooring materials, and the amenities in the neighborhoods where fine too (walking trails, decent-sized 'lakes', kids play equipment). The ones who still live there are perfectly happy with their homes 15 years later.

It's funny how, today, even the higher-end builders are building what would have at any other time in the past been considered cheap and entry-level. I don't know if that's really the style now or if builders have just intensified their drive to boost profit margins.

IMO way more value is in the land, and far less in the building, so it's a real shift for Texas. Think when they were building these homes early 2000s - what do you think lot cost was? Couple of thousand maybe?

Thanks for the information. These North Dallas cities have so many neighborhoods and its hard to know which are good areas and not so good. What would you call a good sized yard in Allen, Plano, Frisco...quarter acre? Also, do people prefer corner lots or middle of the block? I have family in the North East and 25 x 100 lots exist there. I am seeing more new construction on narrow lots in the Dallas area as well.

I just read that HEB is coming to North Allen on Exchange Pkwy which is around the corner from Lost Creek. I have not made my way to one yet. Might be good for appreciation. The interest rates are going crazy right now so might hold off on buying. On the fence.

Good area but bad traffic and cheap basic builds.

These houses in Lost Creek are going Contingent in a week or less even the ones in the 600ks. I thought with the bank fails and interest rates the housing market in Allen would slow down. You read the descriptions and some got multiple offers. If I do decide to buy I don't want to get into a bidding war with so much uncertainty right now.
