When does the listing quanity increase? There are plenty of stale homes on the market in Frisco and McKinney, but I want a home in Allen. Its inventory is very low compared to all last year. It dried up around Thanksgiving and properties are moving quickly.

Looking in the 140-175K range 1500 to 2100 sf in east Allen zip 75002. Prefer less than 15 years old near Bethany and Allen Heights, larger than 50' wide lot near the creeks and Joe Farmer Rec Center.

Currently only five homes fit this profile.

Allen as a community is actually pretty small, so it does not compare to Mckinney or Frisco which are many times larger.

Default Size vs inventory

Population and single family housing units
Allen 70K individuals 20K units
Frisco 84K and 23K
McKinney 103K and 24K

Yes, Allen will be smaller in 2030.
Allen 100K
Frisco 227K
McKinney 225K

The ratio of listings to percent of housing are much larger in Frisco and McKinney. Where are the seller's planning to go? Newer homes or different towns?

Allen has 70k people ? I would have guessed that Mckinney and Frisco has 2x the amount of people as Allen based on the time I've spent in all three.

Craig Ranch is a nice family oriented area of Mckinney with some very affordable homes.
