I have a Girlfriend in Denton County, She has a house that’s on over an acre. (<1.5) Long story short I will be moving there in a yr. or 2 / maybe not. She showed the property line which I said is not right, doesn’t make sense. I looked it up in various Denton county sites and I am right. She owns more land then she thinks and that the neighbor’s shed/small barn is on her land
I asked her if it could be possible that a previous onwer sold that land, she knew nothing . (ex died yrs ago)
My question is where do you do to get the correct answer on land ownership ?

1. Get her survey and see if you can locate the metal survey rods / stakes. You may need a metal detector. or 2 Get a New Survey.

If that small barn has been on the property for awhile the may have a claim to that part of the land.

And... Mr Big City Boy is about to make an enemy if you make a big issue over something that is no big deal. Is it worth it ?

You need the survey and the deed.

County sites may or may not be totally accurate in their graphical presentation of boundary lines.

Is this a platted subdivision, or a metes and bounds survey?

If - and it's definitely IF at this point - the neighbor's shed is on her land, there are ways to resolve it without tearing down the shed - perhaps the neighbor could pay her a nominal rent for the use of that corner of her land. Don't open this subject until you've got a valid survey in hand (either an existing one, or a new one) and you are SURE you understand it completely.

And If you get a survey keep your neighbor informed and involved so there are no surprises. Let him be there if he wants to see the results. That way if he has an argument or get's mad it can be at the Appraiser and not you.

I would start by getting a metal detector and possibly finding the metal rods that may be buried from previous surveys. That would be a good place to start and let you know if you want to move forward with a new survey.

My wife and brother owned the 1.5 acres next to her 1 acre. When they sold it they kept about 15 feet for her property for easier access if needed. Old info depending on where you find it would still show the old data and be incorrect.
