Why did the land increase by so much in the last year? 25% for just land is the steepest I've seen in the 15+ years in our house.

If the lot value is much higher than the improvement value, and the lot value increases like 25%, it suggests the increased potential for redevelopment. If the improvement value is higher or at least comparable to the lot value, a 25% elevation of the lot value may reflect the higher total value of the properties in the area.

I was surprised, our total valuation went down. It was a paltry amount, $30k which is less than a 2% decrease, but our overall taxes still went up as our taxable values are still lagging market value by several hundred thousand so we got the max increase for the year.

So I protested mine online, and just got an offer for 2% less than the original.

P.S. That's the market value, the assessed is still catching up.
