My young family is looking at Prosper as a potential for us to move to and I wanted to solicit feedback about a couple of areas in Prosper we have found.

Greenspoint: Looks like a great concept, although we don't like the fact that there is no community pool or play area for the younger children. The houses look nice, but the community looks as though it has lost a lot of traction with regard to the build out. I hear they're going to widen Coit and 1st Street, but how will that affect the Greenspoint neighborhood. What about the builders in Greenspoint? Any input as to what's going on over there?

Willow Ridge: Seemed like a nice community with lot's of younger children. The houses are nice, but for the same price, we can find something newer, I believe, and closer to grocery stores, etc.

I'm just curious as to what's really going on in Prosper with regard to the build out? I keep hearing that they have this great master planned area planned out, but given the current economy, or perceived downturn in it, I really wonder at how long it will be before Prosper regains momentum.

Any input?

Greenspoint will have about 200 homes once completed. These are green builders, Newport Homebuilders, Monarch Vision Homes and GreenCraft builders. The lake consist of 27 acres is stocked and great for canoeing.

This is a great area for people that have horses since Whispering Farms & Prospering Farms equestrian centers are nearby.

The NE quadrant of Coit and First is zoned retail and there will be about 10 lots from phase 2 Greenspoint that will back to Coit. Too bad, because a couple of those are really huge lots. SW quadrant is elementary school and SE quadrant is middle school.

HOA dues are $500 a year.

According to CCAR (Collin County Association of Realtors) the Median sales price in all of Collin County is $185,000-the Median sales price in Prosper is $385,000-you won't find urban sprawl in Prosper but a Town that is focused on controlled growth, maintaining quality of life for it's residents and excellent (all exemplary) schools.

Do you know that Prosper built a $113 Million Dollar High School for 853 Students? They offer culinary classes, medical rotations to prepare students for nursing or medical school and dual credit for juniors and Seniors-and instead of the students traveling to nearby Community College-Prosper brings the Professors to THEIR campus. Are you familiar with the Spanish immersion program that Prosper offers starting in Pre-kindergarten?


Prosper virtually has no retail-but it is coming-Prosper has a lot of land on HWY 380, Preston Road and the Tollway-these are the areas of focus for retail-yet, even without these tax dollars-the focus is quality of life and kids.

My daughter attends Prosper High School and I office at Highland and Huntington Homes in Whitley Place. Whitley Place is where the next elementary school will be built. A little quieter than Willow Ridge (which is a great community with lots of families)-I think your instincts about Greenspoint are accurate.

I would love to visit with you about Prosper-I am familiar with every thriving neighborhood and sit on a number of committees in Prosper-I would be happy to share all that I know so that you can make the right decision for your family.

Hi,

I'm also considering a move to Prosper. Do you happen to have any updated info. on the status/timeline for retail, grocery, hospital..etc..things look pretty discouraging right now! I had heard plans were in the works for a very impressive town square, and a multi-use Jerry Jones backed project fronting 380. Thanks for any info!

As far as the Jerry Jones project, it seems to be still on. They are almost finished developing the land space according to the developer. They are supposed to have some contracts with tenants by next year for the first phase. It is also supposed to be a 500 acre project at Preston and 380. It is named "The Gates of Prosper".

Any updates on this guys? What's new with Prosper? Are things going well?
Commercial devlopment? Price increases?

I keep hearing that the big development is supposed to happen at Preston and 380 but have been hearing this for years. I am surprised that a town the size of Prosper doesn't even have a grocery store to speak of yet. Don't know why someone hasn't gone in there yet. The closest is a Super Walmart at Custer and 380 but it is technically in McKinney. A new Sprouts is going in just south of there at the corner of Virginia and Custer, again in the McKinney city limits.

Homes are at the upper end, great developments all around, many on large lots. The schools are fantastic. That is why I am still surprised at the lack of retail, so many upper end homes and so much disposable income going into Frisco and McKinney coffers.....

Yeah I am surprised by the lack of a grocery store...I hear a lot of people go to Frisco to shop.
Do a lot of people have storm shelters in their homes? It seems like the builders don't have a lot of options for that.
We will be visiting the area soon. What is the drive to the airport like? On a different forum someone said 45-50 minutes. Is that accurate?
Are there local gyms/restaurants?

If there is no traffic, would say 15 minutes to 121 and then 20 to the airport. That is a big if however, the worst part of this would be the last 5 miles at the airport. It can take 30 mins just to go the last 5 with all of the construction at the north end of the airport.
