I think they mean the suburbs. And drugs are a problem anywhere, be it urban, suburban, or rural. It's sad but true. Still, Dayton does have some decent neighborhoods... if you don't mind the schools or can afford private ones.

Yes, those problems are everywhere...but if you're going to move into the Miami Valley there are many other "better" choices rather than Dayton.

You might want to consider Saint Paris. Its in Champaign County so its a bit of a drive to Dayton but its the best place I have ever lived in. You have everything you need in a town that is about 2000 residents big. Two grocery stores about 5 churches, two gas stations one of which has service bays, two banks, a laundrymat, another grocery store in the downtown area, a furniture store, a Dollar General and a Family Dollar several other places too numerous to mention. It is in one of the best school districts in Ohio, Graham school district. 14 miles east of Piqua on rt 36 and 14 miles west of Urbana.

Well I have lived in Arcanum most of my life and it's a VERY nice place to raise kids and dogs. My mother, my children, and I have all graduated from Arcanum school. We are currently in the process of selling our house and moving more central to my husband's (St Paris) and my (Brookville) jobs. We will most likely end up in West Milton...which also seems like a nice town.

Arcanum is approx. 20-25 miles Northwest of Dayton. It is a small community of approx 2,000 residents. As far as I know, they have no limit on any kinds of animals (we have two big dogs)...especially if you live outside of city limits. It is located in Darke County...so the property taxes are considerably less than Montgomery or Miami counties. There are many houses for sale right now...so you would probably have no problem in finding something to meet your needs.

Isn't there also Mount Vernon, Van Wert, and Xenia and Findlay?

Xenia would actually be east of Dayton and isn't all that rural (as Arcanum). Findlay, Mount Vernon, and Van Wert aren't really part of the Dayton metro. Most news stations cover weather situations (warnings) and news no further north then Wapokenta in Auglaize County and that's pretty far north.

Not so much... Findlay's about an hour and forty-five minutes north on I-75. Roughly 100 miles.

Hello!

To the original poster . . . I'm sorry to hear that Troy kept you away because of the dog ordinances. Do consider Miami County as a whole, though. In the unincorporated townships, you shouldn't have any restrictions for dogs, and you'll have much more land for them to run around in!

As other posters have mentioned, definitely consider Tipp City. However, with dogs, don't look so much at homes in town. Instead, look for (or ask your realtor about) Monroe Township, Bethel Township, and Elizabeth Township. Monroe is a little more developed -- lots of sprawling subdivisions. Bethel and Elizabeth (which is on the National Register of Historic Places) are a little more country and absolutely beautiful.

Miami County has lower taxes than Montgomery County (where other popular Dayton suburbs are). It also has a little slower pace, traditional small towns with tree-lined streets, quaint shops, etc. Crime is nearly non-existent. With the townships I mentioned, you get the benefit of true rural living (cows next door, horses down the road, etc.) but also have close proximity to all the conveniences. There's a great YMCA, all the stores you need (Lowe's, huge groceries, Meijer/Wal-Mart, etc.), and lots of chain / family owned restaurants.

Regarding schools (since everyone eventually wants to know for future property value considerations), Tipp has a fantastic reputation in the state for both academics and athletics, and the town really gets behind the school system. The high school (Tippecanoe H.S.) is brand new and has about 850 students. Monroe Township residents go to Tipp. Bethel Township and Elizabeth Townships have a Tipp zip code (45371), but their kids go to different schools. Bethel Township kids go to Bethel. Although they are very highly rated, they are TINY! I think the high school has 300 students. Elizabeth Township kids (I think) go to Miami East, which other posters have discussed. Check with your realtor!

You mentioned Germantown. I love the village -- very much like West Milton or a small Tipp. The trick with Germantown is that it's more difficult to reach from all points in the Dayton area. Miami County (Tipp, Troy, etc.) is on I-75. You can live rurally, but still be anywhere in Dayton in between 15-30 minutes. Germantown takes a little extra effort to get to. Just my 2 cents!
