Ha! I'm sure you're right. Let me elaborate: we would like to be that close to the beach so that during the off-season we can just go and walk and listen to and watch the ocean whenever the mood strikes us. When we lived near the beach in NJ, that was a couple of times a week. During the peak season, when we'd go maybe one day a week for the entire day, we know it would take much longer, and can be prepared to handle the traffic. That's why I wish there were more places we could consider in, say, Kent County, but I don't think there's anywhere that we could get to the beach during the off-season in 20 minutes from there.

It will be helpful when we come down in a few weeks, even though it's not peak season, to see the lay of the land (and water!) to get an idea for how large the beach areas are; how many parking spots there are; etc.

Those of us who respond find it very helpful to us, to help you, if we know what is a "want" vs a "need". In other words. Make a list of what you want and the needs will be the non negotiable. For example, 4 bedrooms.

Do you want or need 4 bedrooms.? If a home doesn't have 4 bedrooms would that be a deal breaker? If so, then that is a need.

If you list your wants vs needs, it will help us eliminate some places for you in your search or at the very least help to narrow it down. As always, you may find the perfect home that doesn't have what is on you "needs" list but it has everything else and then you will have to decide.

In addition, do you want to own the land (fee simple) or lease the land (land lease)? Town home or single family. Amenities that you want or need.

I strongly advise against even considering a land lease community. Certainly looked like a good deal when we moved here 24 years ago. How about a 5% increase on the ground rent every year for 24 years?

I live by the to be built assisted living center in Rehoboth just past the Tanger Outlet. The 90 homes that are being built (believe it when I see it) in addition to the center are going to be ground rentals by necessity. Truitt family requires the property be kept in the family via a trust so this was the only way to proceed. The homes are going to be between $300K and $500K with a land lease.

I can't imagine who will buy into this idea. Just look at he SFH in Baywoods. They are beautiful but also ground rent and there are tons of them for sale. Then again, I will probably be proven wrong!!!
