A number of threads say that Mayfair is a good place to live, but I haven't found any information on why it is so.

Obviously, it is quite centrally located.

Can anyone provide more information?
Safety, Shopping (groceries), restaurants, access to downtown etc.?

We will be looking to rent a condo/town home starting 6/1 and want to include this area in our search. We are also looking at other central areas as well as Stapleton & Lowry.

The area you are looking at, "Mayfair : Around Hale Pkwy, 8th & 9th Ave" is not Mayfair. This area is in the Hale neighborhood of Denver. Mayfair is part of the Montclair neighborhood and is considered:
"...Mayfair's borders are (clockwise from the north) Colfax, Monaco, 6th Avenue, and Eudora..."

Mayfair is considered nice because it is centered by a shopping, King Soopers and Safeway and has good public transit on Colfax. I think it has a good community feel.

The Hale neighborhood was/is strongly influenced by the the University of Colorado Medical School and Hospitals. The school, University Hospital and associated clinics have been closed and has relocated to the Anshutz Medical Campus in Aurora. The VA will also close and move to Aurora in a few years.

The campus has just been purchased by a developer and there will be redevelopment that will add significantly to the value of the housing in the area. The area has great potential being near north of the expensive Hilltop neighborhood and east of well regarded Congress Park, across Colorado. The area has always been a nice safe area, that is Hale and Montclair, with Hale having more of multiple story student/faculty housing and senior housing closer to the campus. There are extensive services up and down Colorado with good bus service.

Denver also recognizes neighborhood organizations, like Mayfair, which will be part of a statistical neighborhood:

Thanks Livecontent. We didn't like the location and passed. The neighborhood was quite nice, but this property was stuck between two busy roads & looked pretty run down.
