We will be relocating to the Denver area next spring and have been checking out some of the large lot communities in Parker such as Elkhorn Ranch, Deer Creek etc. We are also interested in Castlewood ranches in Castle Rock.

Can anyone state the pros/cons of the large lot communities in Parker? The prices of the homes there seem much more reasonable then comparable in other areas.

Hi! I don't live in Parker but I have friend who does. He doesn't live in any of the communities that you mentioned but has 5 acres in Parker. Some pros and cons of the area are:

Pros --> Larger home size, acreage, more affordable, great communites (Deer Creek has a neighborhood forum for residents to use)

Cons --> Location - proximity to the city - could be an issue depending on where you work, Weather - it's extremely windy at times

Sorry I can't give you more specifics but I would check out some of the neighborhood forums and see if you can join. Most make you sign up to see the postings on the forums but they seem to be creating communities in these large lot communities.

If you are looking at buying a custom home and site, the process generally 8-9 months depending on the builder and site (you would want to get started now). There are some amazing incentives being offered by the builders as we draw closer to the end of the year. You can get amazing deals on new builds because all the builders are trying to make 4th Quarter revenue. I don't know how early in the spring you are coming but it might be worth checking out some deals in December. You can most likely save a lot of money.

We have lived in Parker for the last 3 1/2 years. This town is growing tremendously and so is the traffic. Pretty soon, Parker will be known as a city, not as a town as it is called now. Weather wise.......LOOK OUT, during the winter Parker can/does get some "inches to feet" of snow that Denver doesn't really get. It seems like Douglas County (Parker, Highlands Ranch and Castlerock) always gets hit hard by snow and blowing snow in the winter.

The winters here just aren't our "cup of tea" anymore, we have sold our house and are heading to North Carolina........need more humidity in our lives, just to dry here!!
