Looking for advice on best communities for families close to downtown. Top school districts very, very important.

You really need to tell us your price range.

Top school districts are Boulder Valley SD and Cherry Creek SD, neither are very affordable for most people and only CCSD is anywhere near downtown.

How near downtown do you want to be? Are you willing to commute by light rail?

There are places in CCSD that are affordable, depending on what your definition of "affordable" is.

Stapleton (within DPS) unless you have high school aged children - the high school won't be completed until 2015. CCSD is a big district - some areas are somewhat close to downtown, but a lot of the district is quite a haul to get downtown.

If you have the budget and young children, Wash Park and Cherry Creek are in the city and have fantastic Elementary schools.

What's important to you in a community? What's a reasonable commute? Downtown Denver?

What do you want in a house/neighborhood? Urban versus suburban? A walkable neighborhood will mean a smaller house with a smaller yard. How much space do you need?

Your budget means you can afford the good city neighborhoods, but not a large home if you want to live in them.
