I have a neighbor with kids at St. Mary's and she loves that school. I think you can definitely find a home in Littleton for $500K or under. As far as 5 bedrooms you may need to find something with 4 bedrooms up and one of the bedrooms may be in a finished basement. It is getting more expensive here all the time but a budget of $500K is do able and you won't have to buy a fixer upper. You may find a home in good condition that needs a few things but you will be okay with that amount in the suburbs. The key is having a strong offer & don't hesitate when you find the right house because I know in our neighborhood when something half way decent comes up it is gone immediately...I think most of the decent houses that are priced correctly are going quick.

You are my hero!! Thank you so much for letting me know about the tuition. Not digging the house so much, but now I know where to look for a great house near a Catholic school we could afford. I think all Archdiocesan school cap tuition after the 3rd child for about the same rate.

Here is a list of all Archdiocese of Denver schools.

Note, Douglas County (Highlands Ranch) is part of the Diocese of Colorado Springs, not part of Denver. Their rules may vary.

St. Mary's is an awesome school and parish community. I believe that if you have 4+ kids in the school, each child after #3 is free. The priests there are awesome. My oldest went there but we've since moved out of state. Sad. Luckily, Denver is full of great parishes. Unfortunately, Douglas county is the Archdiocese of Colorado Springs and isn't as strong as Denver. Lots of Catholics in Highlands Ranch head north to attend Mass.

Also, look into Our Lady of Lourdes, All Souls, St. Louis for schools. Lourdes may be more expensive, but the other two are cheaper.
