I own a home in the Ponderosa Hills neighborhood NE of Parker. It's Parker address, but it's technically unincorporated Douglas County. It's a three acre horse property with a three stall barn and a very nicely updated walk out ranch house. The barn has power and water, and a room that could be used as a tack room. Only two of the three stalls are built out as stalls, and they have concrete floor. The third stall area could be built out, but it currently has gravel on top of dirt. The barn also has a large parking area that can accommodate a full size, crew cab truck. The house has five bedrooms and three baths. 3/2 up and 2/1 in the basement. The two beds in the basement are non-conforming due to the windows/window wells being too small. It is currently listed to sell, but I am wondering how much I could expect to rent it out for if I decided not to sell? Is there demand for a rental with horse facilities? By looking on craigslist.com, I can see that there is no supply. I am just wondering how much a renter would be willing to pay if they could keep their horse at home. Any thoughts?

Post an ad in craisglist using a throwaway email. Look on Zillow for a Zestimate. They are wrong, but it's better than no guess at all.

If doing a new search, put horse in Keyword block (and ignore the listings with horse shoe pits !)

Look in the housing wanted section of Craigslist and search for 'horse' - there are a few out there now looking for horse property rentals. You might also ask your agent that has listed your home if he/she has any idea of what it would rent for, and also contact some property management companies.

For whatever reason, I neglected to look at Zillow for rentals in my neighborhood until yesterday. I guess I thought there weren't any. Or maybe I figured that people with property to rent out would be motivated enough to put their property on craigslist.com. Wouldn't you want to maximize exposure? There are actually two places for rent in my neighborhood right now. One is asking $3,250, and the other is asking $3,500. They didn't specifically say that they would accommodate horses. I assume that means that they do not have adequate facilities, or that they don't want people keeping horses there. That gives me a rough idea I guess.
