House hunting and narrowing in on neighborhoods of choice for buying a house. We like the "parks", namely Congress Park and Platt Park. We're a young married couple, no kids (yet). One of us commutes via car, the other will be commuting via bike or transit to downtown. We live in Cap Hill now and love the proximity to downtown/bus transit /easy biking/restaurants and parks.

Say we found a house that met all of our needs in each of these neighborhoods. Which of these neighborhoods you would give the edge to? It could be because of long-term growth / value of the neighborhood, schools, etc.

Platt Park for sure. The 25/light rail corridor is great not just for commuting, but getting most places in the metro fast, while Congress Park only has bus lines with maybe a BRT line coming a decade in the future. Both have good restaurants and parks within walking distance. South High and its feeder schools are better than East High from my understanding.

Congress Park. It has less of a hodge podge feel like Platt Park and its closer to more of what you already enjoy. There are good bikes routes from there too.

We almost bought a house in Platt Park years ago and when we saw how the neighborhood evolved with in fill homes that didn't fit in along with the college crowd rentals, we felt we dodged a bullet.

make sure:
-you can WALK to an EXISTING lite rail station
-buy in the middle of a neighborhood, avoide busy streets, corner lots
-fiber internet avaliability
-avoide street parking
-review proptery tax assesments
-inspect for drainage issues, Denver streets can flood the basement and or first floor.
-review local associated crime maps
-interview prospective neighbors; avide grumpy no-vaxers who raise chickens out back.
-review the denver zoning for structures near yours (invester may tear dwn a slightly commercial zoned structure and build a multi story apartment)


i hear Platt Park was a bedroom community for the old Gates Rubber Plant. It also has 2 rail lines, one along SantaFe and another along i25. The concept of schools may change for the next few years, the effort going to more increased on line effort. Choose Platt Park but only my opinion.
