Housing budget- looking for a 4bedroom for $800k-1m. Really would rather not go above that but possibly could swing 1.25m. There are a lot of contingencies including changing interest rates, selling our current home, etc. Most likely we will rent first but I don't want to have to switch schools when we buy.

If you want to live on or very near the reservoir, check out Beacon Point and Southshore. If you don't mind living a little further from the reservoir, check out Wheatlands (where we live). If you want more tree cover, look at Tallyn's Reach and Whispering Pines. Be careful not to go too far north, or you'll end up in Aurora Public Schools. That's a fairly poorly-performing district.

Further west there are neighborhoods along Arapahoe Road that feed into Grandview High School.
