I just put a contract on a lender owned house near the west arm of the to be light rail for $68,000. 2 beds one bath, 2 car alley access garage.

If you are handy there are a number of deals to be had, there is some competition. Especially with HUD owned proerty. A recent house was offered at $72,000 and was bid up to $88,000!

As been pointed out, there are many homes in the area in your price range. I just did a search on Arvada and there were some below $120,000 that were not in bad areas. I would say that there would be many in Lakewood and Wheat Ridge. These areas are the older suburbs are the west side and have many good, safe established neighborhoods and are worth a look.

Yes, Montbello is somewhat of a problem area and many people would not refer you to that neighborhood. However, I do agree that the bad reputation is somewhat overblown. Perceptions is big part of a problem in a neighborhood and it, itself, can cause an area to deteriorate by preventing good people from moving in and improving the area. I do not think, as it is stated, that the problems in Montbello is getting worse, based on what??? More foreclosures are not a total indication of an area getting worse--it could be actually good because some the people who cannot pay their mortgages are part of the problem and are force to leave.

If we all acted on the bad perceptions of some of the people about a area, we would not see the improvements and redevelopments we are seeing in almost all neighborhoods of Denver. Yes, we have to thank a few people, without children, with guts and hope who go in decayed neighborhoods and make the first improvements. Latter it follows some other types of young professionals, older educated people who see beyond race and stereotypes, and entrepreneurs who improve further the area. Next comes young families with children. Let us also not forget, the people who stayed in the neighborhoods, through generations and tried to keep it safe and clean.

If we did not have these people we would not have the improvements we see in Five Points, Cole, Highlands, Capital Hill etc. As a ex-New Yorker, I can also say the same about areas of Brooklyn, the Bronx, and Harlem in NYC. These people who settle these areas and make the initial improvement are the real brave pioneers of today--

Yes there are a ton of good deals out there... if the roof and the foundation are okay, I can fix what is in between.
