We are thinking to look our vacation home or condo in FL and not sure which part of FL has the best deal, with less crime rate and good beaches. Any suggestion?

We recommend checking out the Beaches of South Walton in the Northwest Florida panhandle. The website is not affiliated with us but it is a website from the Tourist Development Council in our area and has a lot of great information on our beaches and such.

We do have low crime, and in our opinion, the nicest beaches in Florida!
Real estate prices have come down dramatically and there are some really good prices on properties in the area.

Probably some place in the panhandle has the cheapest waterfront property. Look into Destin Florida they have the prettiest beaches in the sate IMO.

Don't mean to put a damper on your search but I strongly urge you to do your homework concerning condos. Condos are plentiful in Destin and like other parts of Florida you will find foreclosures and shortsales. One of the worst investments you can make is a condo. With owners walking away from their units, guess what happens to condo dues? The building has to be maintained and scores of condos are in serious trouble because of insufficient funds to maintain them.

Destin is not cheap if you want direct beachfront, and it'll be harder to find a deal than in other locations. It's an area where the direct waterfront was largely built out before the 2004 boom. So you don't have the same sorts of foreclosure/short sale options like you do in parts of the state where you had a lot of 2004-06 condo tower construction where people only bought to flip and who walked away from contracts when they couldn't sell for more than preconstruction prices. According to the latest FAR stats, the median sales price for all condos (combined luxury and workforce housing) in September was $297K, which is $100K more than any other Florida metro condo market, and $110K more than the somewhat similar Panama City Beach. (median price of $185K per unit)

If you want affordable in the Destin/South Walton, you're talking single family homes and lots that do have deeded beach access but are a good 10 minute or more walk to the beach.

I think the Central East coast of Florida is much cheaper than other parts of the state as well.... say from Melbourne -- North.

Thanks for your input guys! High HOA for Condo might be not a good ideal. Single family home closed to beach would be nice.....

Very interesting thread.

Nothing beats direct waterfront,with your own private beach,even if the lot is narrow...

Any suggestions on places with waterfront lots for SFH (...not costing 1mil)...?

We just found 9 SFH Gulf Front lots in our area -- from Destin to the west end of Panama City Beach --- listed under $1mil.

This doesn't include Bay Front or Lake Front properties.
