I have tried searching, to no avail, to see what the safest, most family friendly (for small children) neighborhood(s) are in Oviedo and Winter Springs? There are so many subdivisions and HOA's that it's hard to find which meet the criteria we're looking for.Those are the two places we have narrowed it down to. Also, can anyone tell me if Twin Rivers in Oviedo fits into this category? I can't find much info on it other than it is a golf community. We'd like to relocate from NY and buy a house in a friendly neighborhood that has fun activities for our small kids. Any and all current info pertaining to this topic would be appreciated. Thanks in advance!

If you have no problems with HOA's look for one that prohibits renting out any house in the development. A LOT of problems come from such rentals, so a prohibition means more people living there long term and more interested in keeping things nice and safe.

That makes perfect sense, thank you for the advice. I've heard that the Alafaya Woods area has a lot of renters, so we will be steering away from that area. Thanks again.

Alaafaya woods is pretty good. The area is one of the more established in Oviedo. I'm not a huge fan of twin rivers. It's a good area overall as most of Oviedo is just fine and safe, good schools, most people are friendly. What my not crazy about is that all houses we've looked T in twin rivers all look almost exactly the same. But this most of FL anyway.

What's your budget? Be prepared for $1 per sq foot to rent.

Buy already? I would rent first. Give it a year at least to see where you wanna live. Plus this will give time for prices to correct. It's hard for us to find a home we really like for a reasonable price. There's now instances where ppl are paying over asking just to get the house. That's crazy. And there are so many foreign investors buying here right now. If it's a good deal or reasonable it gets scooped up by a foreign cash investor before ppl like us can even look at it.

That is definitely something to consider. We have noticed that the homes that seem good do get scooped up very quickly. I guess we will wait it out and see what happens. Thanks.
