I'm curious how much people pay for real estate taxes in Florida.

Please give where you live, how much your house & land are worth, and how much you pay for homeowners insurance too, if possible.

Primary home- South tampa 22 years, taxes 1k, Flood ins $2180, HOI (looking now again) but quotes have been $3600 to $5500 yearly.
Rental home in Brandon Fl, owned 6 years - prop tax $4185, HOI $1285 (fire and dwelling), flood not required but carry 75k for $320

Here is the website for Saint Lucie County Florida Property Appraiser - St.Lucie County, FL Check out the tax estimator for this area. People need to let you know if they are Homesteaded or not! The taxes are less when Homestead applies. My Taxes are 2K per year. HOIns 1800 per year. Without Homestead I would be assessed at 177,100 for 2007. Owned the home since 1999 so our taxable assessment as of last year is 70,339 (homestead protected) = 1,534 + drainage and garbage removal = Tax bill 2k. Should be less for 2008 with the new homestead exemption going into effect. Figure what you are going to pay for the house and go to the tax estimator. Also depends on if you are county or city or both... Confused yet!!!

Paid $230,000 Feb 2005.
The county has the home assessed at $207,900
$25,000 homestead exemption
$182,900 taxable value
$3,272 per year for taxes
Home owners insurance is $727 per year through Olympus

Arizona Bound--Here's the definition of homestead exemption:
A homestead exemption reduces the taxable value of real property by up to $25,000. It is an ad valorem tax exemption provided by Florida law for qualified residents who own and reside on the property as their permanent residence. Properties that receive the homestead exemption qualify under the "Save Our Homes" Amendment and may realize additional benefits.

There are also several other exemptions that you can get if you qualify:
  • Widow or Widower
    - Married at time of spouse's death
    - Not remarried
    - Able to present date of spouse's death and/or death certificate
  • Civilian Disability (total and permanent disability)
  • Blind Persons (legally blind)
  • Disabled Veterans
    (10 percent or more service-connected disability)

Taxes should run $2500-$3500 depending on the home. Home owners insurance will depend on many things--age of the home, how far from a fire hydrant, how far from the closest fire station. If your home is 2002 or newer your insurance will be cheaper due to the change in hurricane codes. My home was built in 2003 and we went through Olympus Insurance and we pay under $800 a year.
