...Florida's 5 was in the top 20.....out of 135 nation wide

Miami was #1....Orlando was #3

Another worthless study. The Orlando market isn't that competitive. I have been through the process in the past six months and none of the few options we considered had a waitlist or slim options. What makes the market difficult is the propensity of developers to build only luxury communities. There are precious few income-restricted properties and they're pretty much undesirable being a few steps up from the projects. The commonality allows apt communities the ability to mirror one another in price with no option for renters to find "deals". That's what is driving rent inequity here, not scarcity of units.

It always amuses me to see Grand Rapids hit those kinds of lists. Back in the 90s, a lot of my high school graduating class was doing what they could to get out of there because it was so boring and then over the next decade it got weirdly hip and now tends to get a lot of buzz for good quality of life at a reasonable COL as long as you can handle the winters there.

It’s weird what they did with SW Florida. It looks like they’re just lumping together everything from Bradenton to Naples. Had they divided it properly you’d probably see Sarasota and Fort Myers both in the top 20 instead of calling it all the same thing.

Maybe they used this weird grouping so Florida didn’t completely dominate the list.

OP, thanks for posting this info - it will help when I return to the US in September next year. I'll likely rent for awhile before determining if I want to buy a place or not. I am considering some places in the southeastern US, and see that Tallahassee is not as "hot" of a rental market as central or south FL, in terms of demand - that's good. I don't want to try and move to a place where the rental demand is so high that vacancies will be overpriced and scarce.

rentcafe.com? Never heard of her.

Articles I've seen from reputable news sources show how the Jax market is on fire, but this "study" says otherwise. This is why I never trust "Studies" from no name websites, to include those who may have a financial interest in skewing opinion on a subject, like Zillow.
