Of course. CA homebuyers bring lots of cash for downpayments, have good credit and shop around for loans beforehand...yet it's still difficult.

They ranked indianapolis one of the least competitive, but in the northern suburbs people can’t find homes. Homes get 10+ offers before open house and most offers are above asking but people still get turned away.

This article isn't about the competitiveness of housing markets (short supply/high demand). Your title is misleading.


It's about the quality and preparation of buyers in a market. Certainly that impacts the competitiveness of a market, but it's not the same thing. It's also a single factor in evaluating a market.

This is just a representation of which buyers who are taking out a mortgage are most competitive (highest credit scores, downpayments, etc). It's based on people who shopped for mortgages, not actual home sale stats. So it is not a list of most competitive markets.

I'm in Austin. Every house rececives multiple offers and the offer that usually wins is an all cash one. So those won't even show up on Lending Tree's radar.

I like the HGTV show where they are gentrifying old parts (especially southwest) of Indianapolis (Good Bones ?) with the mother/daughter team (Two Chicks and a Hammer Company).

The Garfield Park area has been sketchy for decades and continues to be in many parts. What I don't get in that show are the houses they buy that would appear to be better as complete knock-downs yet they rebuild them.

Indianapolis' east side is somewhat similar in that there are many areas that are gentrifying, yet the next street over is a complete dumpster fire. It's a tough place to be an early adopter, as there's no guarantee that lousy street behind you will catch up in the near future.
