How long can you be out of your Florida home without getting into trouble with your homested exemption ?

Juist as long as it is still your permanent and primary residence there should be no problem with any length of time.

If you are away for an extended period ( military deployment, extended work out of town, illness) and they find out they may ask for other documentation to prove it is still your primary.

If you have rented it out and they find out they can try and come after you for back taxes.

how long does it take to apply for a homestead exemption? We just inherited property from my FIL, which does not have an exemption, and got the proposed tax changes on the property in the mail yesterday.......Yikes!

Is it going to be your primary residence? If not you can not homestead.

You would need to apply by March 31st I believe to be elgible for that current years taxes.

You must have also been in residence on Jan. 1 of that year.

We just moved here in June. Can we homestead for next year? It is a permenant residence. yeah We have our FL license and plates all done too. Dodged the increase for our license. We are good for two years.

You can apply any time but it will not take effect until next years taxes.

Cool Homestead question

Looking to buy a townhouse in Florida in November of this year.
I want to homestead there. When can I apply and when does it take affect?? I will set up residence in Florida, but will have to spend some time in New York too, but will spend most of the year in Florida.
Do I have to wait until January to apply . Will November and December of this ;year count as time counted towards residency needed to qualify for being homesteaded?

Confused !!!!!!!!!!

It's your homestead if it's your primary home. There is no time limit requirement. You should immediately get your Fl DL, you can file a declaration of domicile, get you car registered here right away.
