We are going to be relocating to Fort Collins/Loveland this year and will be looking to buy a home in a family friendly neighborhood, larger lots (1/4 acre + preferably), no HOA in the $250k - $325k range. Any recommendations would be greatly appreciated.

Due to the larger lot requirement and the lack of an HOA, you will be looking primarily at older neighborhoods like South College Heights, Cottonwood, University Acres, Highlander Heights, Mission Hills, Lexington Green, Village West, etc.

Some of these may have defunct HOA's who no longer collect fees. However, they may still have covenants recorded, whether or not they are being enforced. If they are not currently being enforced, they could still be in the future.

We moved to FC in January and only looked at homes without HOAs. Sadly. there aren't many options. We bought in Parkwood East, which is a great family neighborhood, walking distance from Edora park. Our house is smaller than we would have liked, but we love the location and the fact that we can park our RV on our property. Good luck!

It's funny, just the other day we had a guest speaker at church who was originally from Portland, but now lives in Denver. And he talked for 5 minutes about his dislike of HOA's in Colorado. Said he had about 4 tickets already (one for leaving his Christmas lights out for too long), and missed the fact that anything goes in Portland (sometimes I wish there was a little more enforcement of city ordinances here though). Being a homeowner without an HOA is pretty nice, and I couldn't imagine having to deal with that kind of stuff.
That said, I have gathered they are pretty common in most of front range Colorado, and it sounds like others would agree.

I think the last time our HOA tried to enforce anything was leaving trash bins outside for too long after pick-up. They attempted to collect fines, everyone protested and they gave up.
