I am reloctiong from so. Cal to south Florida due to work. I am seeing everywhere on this site that Coral Springs, Paarkland, Heron Bay are the most recommended.

Are there other suburbs that are nice, no HOA communities or maybe ranch style homes? Good schools are also important as i have 3 kids.

You could check out Cooper City which has a more rustic feel than the rest of South FL. The schools there are supposedly top notch for this area.

How much are you looking to spend on a home? That will be key to determining what neighborhood we can recommend.

Yes we raised 2 boys from kindergarten to college in Parkland. If you want non-gated non HOA then there are plenty of those homes (ranches that you requested) in Coral Springs. There are non HOA homes in Parkland as well, just depends on your price.

I have a home in California, so I am undecided if I want to buy or rent. My budget is 230k to 300k... Would it be better to rent?

Buy or Rent.
If your relocation to FL is temporary, less than 2 years, than it may make sense to rent. Talk to a local realtor who does both sales and rentals.

Default Moving from California to South Florida... Need advice!!!

There's generally a clause in stabilized leases regarding subletting. I had a stabilized place in the Village which I could legally sublet for two years. Another friend had a stabilized place in Chelsea where they couldn't.

Check the lease before you even involve the management company. Sometimes things do happen for a reason. The mice, for example, made me tidy up and organize things better. Also, the exterminators were gorgeous. 3 hot men in matching t-shirts asking questions about baseboards is borderline porno. Don't judge.

Cooper City
East Plantation's non-HOA neighborhoods just west of the Turnpike
a few select areas of Davie (most is HOA)
a few areas of Coral Springs (most neighborhoods are HOA there too)

East Hollywood has a good elementary school, but I am not sure about the middle school and I doubt the high school is passable
