I'm searching for a single-family house to buy in Broward County or Boca Raton at this moment. No specific locational requirements but the house has to be located west of Florida's Turnpike if it's in Broward County. The market(non-foreclosure) price range of the house should be $200,000-$300,000, two-story single-family, >=3 bedrooms, >=2 bathrooms, >=1,500 Sqft, and lot size around 0.2 acres. The neighborhood should have decent infrastructure (well-paved and maintained sidewalks and streets), clean, has sufficient green space (or close to green space, trails and parks), not too dense with decent setbacks, buildings well-maintained by owners, lots of well-maintained trees and landscape, low crime, and decent upper middle-class residents.

Which neighborhoods/subdivisions should I look for? I don't have time to run a thorough analysis at this moment so any suggestions will be appreciated. I'm especially fond of two-story homes but it's too bad that many search engines don't put that as a search attribute. My agent only sends me listings in the neighborhoods that I requested for (but I don't know much about the neighborhoods here!). I'm not sure if I should ask him to give me the listings for all the neighborhoods that I prefer to live in. But it never hurts to have some knowledge myself so that the agent won't be able to do steerings that are not to my best interests.

Parkland , Weston and the Northern parts of Coral Springs that border Parkland ..... Davie , Cooper City and Western Pembroke Pines also have nice areas ... but the first three suggestions are the best in my opinion .

It's somewhat weird that my agent doesn't send me anything beyond those in Margate, Coconut Creek and Deerifield Beach, even though I requested Coral Springs and Weston...

Fire her - The areas that Rock mentioned are the only areas you want to live in. They have the best schools in Broward. The towns you mentioned do not compare to these towns.

Maybe it's the price range you are requesting...I just did a search on realtor.com, and if you put $100,000 and lower, you see Margate and Deerfield, and NOTHING for Coral Springs and Weston.

So, I'm thinking its the price range you are looking at.

The Embassy Lakes and Rock Creek neighborhoods of Cooper City have 2 story homes that fit your criteria. Cooper City is a bedroom community in western Broward County that has a low crime rate, lots of parks and well maintained neighborhoods.
