You don't need a really high credit score to get a FHA loan and it is still 3.5 percent down. Fairly easy approval. They are not doing no docs and they aren't handing out loans like candy to any warm body but it's pretty easy to get a mortgage, just not what it use to be, which is good.

Most lenders require 620 but FHA will allow maximum financing with 580 and above. They'll approve with a lower score but want more down.

Further, FHA will do everything short of holding a gun to the head of the lenders if they try to foreclose. The feds want everyone in a house and to stay there. It's in the country's best interest at this point.

I would recommend paying cash. It is the quickest and easiest way to go. You can then save your money and not have a mortgage payment. I am sure you will have HOA fees and other expenses, but it really is nice to own a place free and clear and not have to worry.
