I understand that condo HOA fees can range into the hundreds per month, but I'm having difficulty finding information on what to expect to pay for communities of single family homes. Of course, I realize it varies depending on amenities, but I'm wondering if there might be a website that lists HOA fees by community, or whether I'll need to research one by one.

Realtor dotcom shows HOA Fees, but doesn't state if it's monthly, quarterly, or annually.

Rotonda West has one of the lowest around I think at $95 a year. Basically what you get for that is mowing of the roadsides and roundabouts and enforcing a few rules. It went up from around $68 last year.

I have a house in Brookshire Lake Village.I'm paying $700/yr and it's well worth it. We have 2 pools, gym, club house,etc. The neighbor is maintained to a standard by the HOA and the home owners.It keeps the place looking good and the property value up.

If in a flood zone the condo fee includes flood insurance and a lot also hurricanne insurance.

For single family homes you can generally tell by the price. Most likely it will be monthly, if you see something like $70 you can figure it's monthly and $800 would be yearly. You can sometimes also tell by the amenities, and if it says the number of units in the HOA, if there is a guard house it will be higher since there is a whole salary or more than one if it's 24/7. When in doubt you can call the listing agent and ask or if you have a RE agent have them find out.

It depends. If there is an underlying CDD for streets, etc, can be very low, but the CDD taxes can be very high. Some HOAs just do lawn maintenance, maintains the entries, very low. You just have to so your research. If you are home shopping, the MLS sheets will disclose the HOA fee and taxes (note that these are apt to jump as the appraisal district will pick up the new sales price and if it is higher, assessment will go up).

In the initial development, a Community Development District is set up as a taxing entity to cover the initial costs and on-going maintenance. This shows up as a non-ad valorum tax on the tax bill. Wife appraised a home that had a low HOA, ad valorum taxes of $2600, CDD taxes of $3700.

However, we have seen low HOA fees and no CDD as one was not set up back when the area was developed. Just look at the total tax bill to see if a CDD tax is involved.
