...and if you have used them or know anything about them, how was it? Help u sell represent themselves as a full service flat fee real estate company.

i spoke with a realtor from there today in my local branch and they gentleman seemed very knowledgeable and informed me that there are "no differences" (other than fees) between this type of agency and one which works off the 6% commission rates. said that they do MLS listings, flyers, photos, etc of the homes. do the negotiating as well.

i am really wanting to use a service like this however would love to hear any feedback. thanks in advance.

We used help-u-sell to sell one of our houses. It was okay. We ended up doing the open houses ourselves. The flyer the agent showed up with had some spelling errors on it. I think the agent you use probably makes a larger difference then the agency. But there is something to be said for the motivation of being able to make more money for getting a higher price (at least for the seller's agent!) rather than a flat fee.

I had a regular realtor later tell me that he could have gotten more for the house and offset his larger commission. I don't know if that is true or not. We did our research on the comps in the area and listed for what houses were actually selling for and not what they were listing for. We needed to sell quickly and we did.
