Broward County is filled with Middle class West Indians. I honestly wouldn't be surprised if Miami/South Florida, had both one of the most affluent and the poorest black communities in the nation. There's really, really, poor predominantly Black/West Indian towns like Belle Glade in Palm beach county. Then there's areas of Boca with really wealthy Haitian families. But even crazier, us that there are also poor areas of Boca also.

I guess that explains why the average income for black people in the Miami area is 36K.
Miramar seems to be legit, as another source shows that it was 45.7% Black in 2010 and the median HH income was $63,898 for 2008-2012 and for Blacks it was $58,690. Both of those figures are above the state and national figures.
Carol City is a part of Miami Gardens now, which was 76.3% Black in 2010. This source shows that the median HH income for Miami Gardens is $42,742 and $45,163 for Black residents(2008-2012 census figures). Both are just under the state figure($47,309) and a little bit more under the national figure($53,046). This source does show census tracts within Miami Gardens that are overwhelmingly Black and have median HH incomes above state and national figures though. Some are under the national, but around the state figure as well. Some are quite a bit under both. So, there is a range.

I have family in Carol City which is now Miami Gardens. My aunt and family moved out of South Florida about five years ago but she lived off of 207th. The area does not look very affluent at all and some of the neighborhoods did not have a good sewer system. A nice summer breeze Florida rain and you are driving through a flash flood with the quickness. The place was ok at best. I haven't been in a while but man, those incomes can be deceiving.
Miramar is different though. Some areas are meh. But you have some nice developments off of Miramar Parkway west of Douglass which turns into 37th once you cross the Dade/Broward County line. Between Douglas and 75, you will see nice gated homes that went up in the past 20 years so I can believe that median income. From what I am hearing, Blacks are now starting to move into Pembroke Pines more which is the suburb north of Miramar.
Yeah there's more black people in South Dallas than the entire SA metro area.
LOL, right! I could see some ambitious black professional reading that list, deciding to give San Antonio a try, and then being SORELY disappointed. That's why you have to take most of these so-called lists with a grain of salt...
