By small I am thinking 150,000 or less. I really love tree lined streets and cute historical downtowns. A few places/parks/walking trails. Maybe a nearby university!!
I would rather a little cold than humid.
Alot for retirees to do and of course inexpensive cost of living.

SUGGESTIONS?

Newark DE is worth a look due to having the University of Delaware and it is a state that has become more popular with retirees.

Check out Iowa City, IA. It's one of the few college towns where the campus (U of Iowa) blends pretty seamlessly with the downtown area and features the tree-lined streets you're after. There's a nice mix of students, working adults and retirees in Iowa City along with the diversity of a major university with students, faculty and other employees from all over the world. Also as a retiree easy access to quality medical care options is no doubt a concern, so having the very well regarded U of Iowa Medical Center in close proximity should be a plus too.

Here are some of my most recent top-30 retirement area rankings that are small/smaller towns/cities with colleges and are affordable (in no particular order): Athens GA, Brevard NC, Columbia MO, Fayetteville AR, and Las Cruces NM

Open to all regions or prefer a part of the country? I'd rather not pick spots and then find out you wouldn't go there. Do you have a minimum size of community? That too would hep eliminate the non-viable for you.
