Morning all, we are planning on relocating from Southern California to the south and are looking for a historic, quaint, safe town that still decorates for Christmas and has people of like mind. My research has come up with Nelson/Tate/Marble Hill, Pine Lake and Dahlone, have not visited any of these, that's what I'm doing making a list for a real estate run. Input on these areas and any additional suggestions are greatly appreciated. Thank you so much.

I've never heard of any of those towns except for Pine Lake (unless you meant Dahlonega). Pine Lake is in the middle of Dekalb County, which is the third most populous county in Georgia, immediately outside of the city of Atlanta, and decidedly not conservative or traditional. May want to scratch that one off your list.

You might want to add Peachtree City to the list . I know of several ex- Californians who moved there for the same exact reasons you have stated and they love it there.

Nelson and Tate are both small towns located in the foothills of the North Georgia mountains. I don't believe that Tate is incorporated. Both towns are, however, located smack in the midst of the Georgia marble quarrying industry. You might find them too small for your tastes. Dahlonega is a nice town, with restaurants and shops - also in the mountains. Consider looking at Ellijay, Blue Ridge and Blairsville, as well.

Were you meaning Pine Mountain? It is a really nice place and I'd say relatively conservative. It has Callaway Gardens nearby with a resort, outdoor activities and golfing. Like someone said earlier, Pine Lake is close to city of Atlanta and Stone Mountain and is a completely different vibe.

Thumper, I'm a native southern Californian and spend a lot of time in Georgia, preparing for retirement. The taxes are heavenly compared to the egregious taxes of CA.

Why not look at Blue Ridge and Ellijay, in the north Georgia mountains? Beautiful places and homes with views for less than 300K.

Peachtree City is good as is Newton, both south of Hartsfield Jackson Intl Airport. Ptree City more of a planned community type. Lots of folks use golf carts to get around. Newnan is more of a country town, all grown up, South of Ptree City.

More familiar with Dahlonega. Dahlonega is a great community. terrific 4 year university. Mostly conservative, including terrific, old time 4th of July celebration, including a reading of the constitution, old time Christmas celebration and on Halloween, all of the merchants stay open on the square for the kids (candy and treats at the retailers). It is North of Atlanta's downtown - 70 miles, but only 25 to 35 from the Northern (otuside of the "The Perimeter" {I-285} suburbs.

Check out school performance, jobs, taxes and traffic patterns for any may investigate. Good luck and Blessings in your search.
