I will have to explore Monroe County more; it's definitely in the middle between Macon and Atlanta.
Is it a desirable clean quiet community with nice affordable houses for $150K (-$200K tops)?

Look at Milledgeville, Gray or Monticello. Near enough to get to the metro within an hour. Definitely outside congestion areas and near to medical facilities if need be. Macon and Atlanta are nearest large cities.

Locust Grove. It’s near Metro Atlanta but you dodge a lot of the metro Atlanta problems. Good shopping nearby as well as hospitals. It’s far enough south you can easily access the outdoors with fishing and hunting nearby. Easy access to I-75 can get you to the southern suburbs in minutes or take a short drive to Macon.
