I lived in PTC for 18 years and was VERY glad to leave! Savannah I could be ok with, but PTC is very upper class, very conservative, and not much to do unless you like golf.

I was in Valdosta just last week. I had not been there in over 15 years. I was amazed at how much it had changed.. the University has really grown, the downtown area is much livelier and busier than I remembered it, and there were many many new restaurants and shopping centers. Plus, there is a theme park just south of the city that's almost as big as Six Flags.

Valdosta has changed alot one of my best friends lives there. Brunswick is a 3rd tier city to look out for. I've visted there recently. Its going to give stiff competition to the other 3rd tier cities Albany, Valdosta, and Athens.

Not surprised to see Valdosta on the list.

I agree with nortonguy; brunswick is coming up. its one of the best locations in georgia. its a little surprising the city hasn't outpaced towns like valdosta.

Athens may always have a leg up on similar cities. In Georgia Valdosta, Brunswick, and Albany. UGA's growth helps Athens tremendously.

I think Brunswick is more concerned with quality development rather than quantity. Sometimes more is not always better. I think part of the appeal of the Brunswick area is that it is not overgrown... and they have kept sprawl in check.
