Or thoughts! How about this, has anyone negotiated with Ryan Homes to get a lower price before going in to contract...? There are making it seem they don't budge and their prices are bottomed out...

After getting their lender discount and a military credit, I put in an modest offer of 5% lower than their list including upgrades, they pay the 2.5% closing costs and a discount on the premium lot. I just want something just so that I at least negotiated. It is a great and huge house and I am coming from Cali so the price seams excellent. About 15G off a 225 house. We shall see I guess.

They won't budge. 3250 s/ft at 65$ s/ft. And it's maxed out w/ upgrades.

$65.00 a square foot? That is crazy low! Grab it and run if you love it.

thats what were doing, we got 56k in upgrades. Sick. and 3250 ft/2. And were moving out from Cali... THx

Where in California are you moving from? We moved here 2 1/2 years ago from Burbank and another family in our church moved here from Upland, I think.
