I am looking to move to Virginia Beach this summer. I grew up there (a ways back...) and still have family, but the area has changed so much, so I'm looking for advice on areas. Will have one child entering middle school, so schools are important. My mother lives in Willoughby Spit, and I could be mistaken but I don't see it as a family area. I will be going to Tidewater Community College's va beach campus for two years, and I don't really mind up to a 45-min commute since I won't be there every day. Not sure of course where I'll be working after those two years (hoping at a local hospital). I like the Princess Anne area, possibly going to PA Middle and PAHS or Kellam. I do like rural, though not necessary, both my daughter and I love farm areas. Are there any s/d's with families that anyone can suggest in Pungo, or in general for that school zone? Our house budget is not very high for the area, $250-$350K. Wish list: 2,000sqft is comfortable size, fenced backyard, hopefully lots of school-aged kids in s/d. We also might look at renting initially. Any suggestions are welcome.

Also, does anyone know what PA or nearby middle school class sizes are? Or projected to be next year with the budget cuts? I've found greatschools class sizes can be pretty far off, maybe because schools are in so much flux right now, unfortunately. In my daughter's elem school here in CO, it says 18 is the average class size but her class has 28 students. Will the class sizes be at least under 30 kids per class?

Oh, and after hearing from my mother about people rowing their boats down ocean view ave during floods, advice on areas to avoid due to flood zones is welcome, too! I believe Norfolk has the worst flooding.

There are many communities near TCC. Look at the communities around princess anne road near the Amphitheater.

Ok you speak of both Norfolk and Va Bch so I am kind of lost where you would really like to live....If you want to live in the Kellam district you will have a few options around that 350K but not much below that price unless you can find a bank owned property.....The Kellam HS zone is pretty much all single family homes so finding a cheaper multi family unit like a townhome to lower your price point will be hard but I do think there are some townhomes out in the Foxfire area close to PA middle, but with the cheaper prices comes more jet noise

You might be able to find something in your price range well out in southern Va Bch but it would be more rural and not in any type of neighborhood development so you would then have the issue of not many kids around

When you say the Princrss Anne area that can mean several different areas? Are you talking the courthouse area or the Princess Anne Plaza or the area around Princess Anne High School?

Thanks for the responses. Sorry about my post not being clearer - I'm looking at Virginia Beach. I like the courthouse area. I'm not familiar with the area around Princess Anne High - is it considered a nice area? In general, I'd take a look at any subdivisions zoned for PAHS (which are under $350k). I don't mind jet noise (I know I say that now...). Actually, I kind of liked the jets flying around when I lived in the area. Constant traffic, say next to a highway, would bother me, though.

The Courthouse area is way out of your under 350k price range for the most part. In addition, Im pretty sure just about all of that area goes to Landstown or Kellam.

The Princess Anne district is primarily closer to Town Center and the Virginia Beach Blvd/Independence area. Neighborhoods that would be zoned PA would be Malibu, Thalia, Thouroughgood and Winsor Woods, which are all considerably further north then what you are describing.

Looking further north is fine. The schools I had in mind are PA Middle, PAHS, Kellam or Ocean Lakes. Thoroughgood is nice but pricey, isn't it?

Well PA middle school kids do not end up going to PAHS....totally different area of the city......Ocean Lakes HS zone there are pleanty of places you can find for 350K... but thats not really that close to the courthouse area and more around the Dam Neck base..

I think your best bet is to start with Va Bch's school zone map if you have not used it and then pick your neighborhoods from there.....
