Let's say an enlightened urban planner decided to get rid of "single use" zoning ordinances. Which "uses" of land would you NOT be able to tolerate, if you next-door neighbor were to operate?
Pretty much anything that didn't qualify as a home based business using current laws. I run a home business myself but seldom (if ever) have clients over. My neighbor runs a day care. I can see how it would **** me off with a bad neighbor but she does an excellent job and her clients are respectful of it being a residential area. Anything beyond that would not be acceptable.
I don't mind someone running an office from home, even if they have frequent clients, as long as parking and/or foot traffic didn't become an issue. Anything heavier than that would just not work for me... be it loud machinery, stinky processes (natural or synthetic), polluters, major eye sores, etc.
I live in a semi-rural area. Most everyone has dogs, some louder than others, and there are horses right down the street. This isn't a problem for me but dozens of chickens, a pig farm or someone that kept a trash pile would... the lots are too small to do things like that without disturbing the neighbors.
In Houston, Texas there is no zoning at all. You can put anything you want anywhere you want. I have seen some specific rules requiring sex related stores to be so far away from residential but that's about it.
Funny, in this day where we face rising energy costs, I'm looking for a place where most of these are within walking distance!
In my perfect world, I would take the elevator, or stairs down to the street where I could walk to work, shopping, and community services. I would like my grocer to sell only locally grown foods. I would ride my bike, or take the bus, to the natural areas for my biking, hiking, etc.
