Exactly. I've chosen to live in a strictly residential area for a reason.

As zoning stands, people are generally aware of the environment into which they move and can count on it remaining the same.

By the way, I wouldn't consider your hypothetical urban planner "enlightened."

Depends on the size of the lots in the neighborhood.

If the neighborhood lots are townhouse-sized, there's not much I would tolerate -- maybe a coffee shop or a small walk-up convenience store.

If the lots are a half acre, I could handle even a small chicken coop.

You left off heavymanufacturing. Personally, I'd be peeved if that moved in next door.

I choose garbage/sewer -- but it would depend on the setting. If their properties were huge, with a buffer strip (as most of them possess) .. then I could tolerate it. I'd just prefer not to.

I could handle most of the rest if my single-family zoned subdivision suddenly turned wild. But not heavy manufacturing (too much noise, too much pollution).

Well clear that issue up with me. I was repeating what everyone complains about on our local forums. JFE posted pics of factories right in the middle of rows of homes. I see it every day. I'm still new here so don't know all the local rules and laws....

When I lived in Nevada it was semi near a Pig farm. When the wind was blowing just right in your direction there is no smell worse then that. That Pig farm was there long before the booming subdivisions ever were and long before there were zoning laws.

You can design a home to deal extremely well with noise, but I haven't seen one that could effectively deal with smell so put me in the 'no pigs or heavy manufacturing' group.
