We found a house that we want to buy and sign the contract. The closing date is end of April. However, after the inspection, a step crack is found on the brick wall at the back of the garage.
A crack on the drywall is found on the second floor.
Is this a serious foundation problem? Please give me some suggestions.
A stair step crack in of itself is usually not a major issue.
What you're looking at is-
I picked up on the crack immediately because it has displaced (one part of the wall is in a different plane from the other).
The drywall crack is pretty common- depending on its location. There's no way to tell if its related to the issue of the brick from the pics.
A stair step crack, in itself is not always a problem,
A stair step crack that has displacement is a little more concern, A red flag comes up, but isn't waving.
A drywall crack at the door or window is not always a problem either.
However, if the drywall crack is in the same general area of the stair step cracks (that have displacement) your red flag is starting to wave a bit.
Brick is a veneer, so it can move a lot and not really affect the structure. However, the structure can be moving and crack the brick veneer, that CAN affect the structure.
Since we are only looking at the few photos, you might want to get an engineer to look at it, and give a professional opinion. There are lots of variables that can come into play, and more that just a couple places to look to determine if its a BIG problem, or not.
