These are use examples that show that what's an issue for one person isn't for another. That's all.
Because heat rises. You said the bedroom was on the second floor right? Above a heated room presumably? Then just because the duct is gone doesn't mean the room will be cold.

OTOH, cold air sinks and without a duct and corresponding air pressure, the cold air will not come up from the lower floors.

It would depend on the part of the country he home is located in, as to the need for the heat vent, and as to whether it would be a deal breaker.

Easily taken care of in this case. Put a heat vent in the upstairs room, boxed in to not weaken the floor, place another one below it. Then they can be opened or closed to control the heat or cool to the room. I have seen this work really well in such a situation.

Smoking inside makes an expensive hard sell later....Have to get new window coverings, freshen paint on yellowed walls, vents cleaned out and new carpeting just to get an offer....Could be a while before you get a bid on expensive newer houses as owners are 'healthy' types.

When I was purchasing a house, it really annoyed me when the owners were in the house during a showing. At times that was a good thing because some owners were so proud of the house they highlighted the great things about the house but most of the time it was terrible and took away from the showing.

There was a seperately thread about this but I think every house needs at least one tub for the kids. I didn't make an offer on a few houses because of this.

This might not sound PC but my wife was turned off by houses that smelled like curry. People should not cook strong smelling food prior to showing. If the house smells, an air freshener/candle should be used.

This goes back to the original builder but when I'm buying a home, things I don't like are:

- 2-story foyer
- oversized master bath.

That's a lot of wasted space and you could have had 2 rooms or 1 room/1 walk in closet instead.

When I went to see the condo I ultimately bought, there was actually a pot of kimchi left on the stove. I simply think the owners were clueless as to how that smells to people not of the Korean culture.

That's funny. Could only imagine the terrific kimchi smell. It's great that it didn't impact your decision to buy the condo. For some people (my wife) it really affected their decision.

We looked for about 2 months, several days a week for a house to buy in 2012. Here are some examples of stuff that turned me off, and certainly kept me from considering making an offer:

as mentioned before--a very labor intensive, landscaped front yard

A house encased in vinyl or plastic. Vinyl siding, plastic fencing on the deck, plasticized covering on the garage floor.

A house with badly maintained, wood siding. Such a shame!

Backyard totally concreted over.

Outdated kitchen. Replaced appliances not of the best quality in an expensive home.

Expensive home with laminate floor and fake wood burning stove. The stove was really gas. Why would you do this?

There were other homes that seemed too small, or were located in less that stellar neighborhoods. But the above things were flaws that the owners allowed to happen or inflicted on the house.
