We have a 13 year old 12 SEER Goodman heat pump on a rental home that we own that is original to the house (built 2005), and the tenants are reporting that the unit is discolored. I was wondering, besides the sun, what could be other causes of discoloration of the unit? Do you think it is time that it should be replaced by a new 14 SEER system? Since this home is a rental we don't really care about getting the highest efficiency system.

Before you just go ahead and replace because of discoloration (picture?), get svc to check on that. If works fine, leave it alone, unless you have money to burn...

Define what the discoloration is, gray, brown, black? Sun discoloration/fading paint is not unusual. Photo?

If it’s just faded paint I’d say that’s normal for a 13 year old unit.

Tenants are complaining that the outside AC unit is discolored????

Do they also complain that no matter how many mattresses they pile up, they can still feel the pea?

If it was my house I might consider a can of spray paint.

If it was a rental, I would tell them to stop looking at it.
