Can we put in a ductless unit, add insulation and sheetrock and a pedestrian door to an unattached 2 car
Garage to make in a home office/workspace? Wasn’t sure what is allowed in terms of zoning rules for Nassau county. Also do we need a permit, and will taxes go up as a result?
Also what would you estimate the cost of this? Many thanks

You have to check the website of your city or county. One common problem is that they may require a certain amount of off street parking, and that may include the garage if you have a short driveway. You could get around that simply by leaving the garage doors available without being covered in sheetrock. No permit is needed to drywall your garage, but there is for the HVAC. If you do get permits any increase in the value of your property will be reflected in your next property tax bill.

My question would be is what sort of electric set up have you got in there right now? Or are you going to run everything off an extension cord from the garage door outlet? A pedestrian door will require an exterior stoop and an exterior light (or so said someone here a few weeks ago. Will you be okay running back and forth to the main house for the restroom? See how these things spiral out of control?

In my HOA we allow garage to room conversions except the garage door must be kept installed (does not have to be operational) for aesthetic reasons. One could easily convert the room back to a garage.

We had that growing up. The garage was a craft/activity room with an operational garage door. I was in FL, so we did not have enough cold days to merit heat, but we did have a window AC. The next occupant converted the room back to a garage.

OP is not converting his garage to an office,he is asking adding office next to his garage.
whatever happens to upper level apt of a garage?
can you tear down your garage (it is unattached to the house) and build a garage with an upstair apt,then you can have bathroom/shower/kitchen.
as for Florida,I know a lady hairstylist who rent the garage to a shampoo lady in the salon,it looks like a garage with garage door outside,but she has a side door for pedestrian,and inside is bedroom/living room combo and kitchenette/bathroom.
if she wants to use laundry room,she has to come inside the house,rent was $600 then.
I also understand londoners are installing those mobile units in backyard and rent them out,it can be 1 or 2 bedroom with limited kitchen ,bathroom facilities,rent go for GBP400-600/MONTH
