Hello!

We moved to The Woodlands in January 2010 and rented an apartment on HWY 242. We are now ready to buy a home. We are looking for new construction with values between $200,000 and $250,000. So, we have narrowed it down to Auburn Lakes, Creekside (The Woodlands), and Jacobs Reserve (off FM 1488). I work at Greens Rd and I-45 and my wife will be graduating from Nursing School in May 2011.

My questions are:

1. What do you think about the communities mentioned above?
2. What community has the highest taxes?
3. What community has better schools?
4. Builders (in our $ range) in Auburn Lakes are Lennar and Infinity Classic Homes. Builders in Creekside are D. R. Horton, Chesmar, and Pulte. The only builder in Jacobs Reserves is D. R. Horton. Do you have any insight about these builders?

We, too, are considering Auburn Lakes and Creekside. I like size of Auburn Lakes – not too big, not too small. Even though Creekside is offering more family-oriented amenities within that neighborhood, I wonder if that and its projected size of 7100 homes will make for a very congested neighborhood.

Creekside has a higher tax rate than Auburn Lakes. I don't know what your price range is (ours is $200,000-$240,000). The homes that we could afford in Creekside are in the back of the community, near and across Kuykendall in the Timarron section. We feel the Timarron section is too far from the ammenities in Creekside. I wish we could find a home in the front, near Gosling.

Jacobs Reserve will have the lowest tax rate of the three, about 3.15..all the schools are good and the builders are all comparable..I used to own a Pulte home and it was fine as is DR Horton, which I know several of my friends and family own.. own..Chesmar may be a better value and Lennar may be a little higher priced then the others depending on the neighborhood..
Jacobs Reserve is a nice neighborhood close to the freeway..not as popular as Creekside and Auburn Lakes right now but certainly a nice area worth considering..I believe the high School is The Woodlands College Park on hwy 242.
