My wife and I are looking for a new property in the Tuscan Lakes division we are approved for 250k. So for those who live their what estimate should I be looking at for property tax with Homestead exemption on a 245k Property?

Current tax rate if you are in CCISD (North side of SH96) is 3.60475% ($8831 @ 245k)
Current tax rate if you are in Dickinson ISD (South side of SH96) is 3.81864% ($9355 @ 245k)

Homestead exemption will take 15k off your taxable value for school taxes and varying amounts off of other taxes. Will probably drop your taxes by about $1000-$1500

Tuscan Lakes is in League City, not Clear Lake so you will also be in Galveston County vs. Harris County - taxes may be a bit higher and your insurances will be a little higher - wind, flood, etc.

I've heard if you're in Dickinson ISD you have some of the higest tax rates in the whole metro. 3.8% mentioned above actually sounds about right.

I have been looking at homes in Tuscan Lakes myself. We have a little higher budget but I too am worried about the tax rate and it is very expensive. Before Homestead, it will be 3.8%. I have gone the Galveston County tax website and looked up existing homes in the Tuscan Lake community that are on the Dickinson ISD side, that is the side we plan to build on. I looked up 7 different addresses.. and with homestead, each was paying around 2.2 to 2.4% per year. But that should drop our annual tax by a little over 4K once the HoM takes effect. That first year will be awful though.

One of The luxuries of no state income tax. I'd rather have the property tax rate like it is than a state income tax.

I doubt that We own 7 acres, 4000 sq ft home, 4 stall oak/poplar barn, gunite pool, my property taxes are $700 a year (property valued at 500k)...our state income taxes are $6200 a year (200k salary)....when I think of paying $10,000 a year on a 350k house in Harris County...I get a bit sick.

Yes. And at least with income taxes, you can do things to reduce the amount that is actually taxed. With property taxes, it just goes up into perpetuity, even though eventually your income stops coming in.

This. And in Houston your high property tax dollars buy very little in the way of public services, too. So many people automatically assume STATE INCOME TAX = BAD but never do the actual math.
